Why You Should Hire a Realtor When Buying in Austin

A couple weeks ago, we talked about why it’s important to have representation when selling your home. This week we want to flip the process and explain why it’s important to have representation when buying a home. We’ll start chronologically and make our way through the transaction to help explain the benefits.
  • Having access to homes on and off the market. In the beginning, you obviously want to see the properties you’re interested in as quickly as you can, especially in a competitive market. It’s important for your Realtor to know what you’re looking for in a home so they can get you into seeing those homes. What we do is set you up on a tailored search directly from the MLS so you’re literally the first people to see the property when it comes to market. Not only will we send you the properties that hit the market, but we spend at least an hour scouring all our off-market forums to look for properties that are coming soon or pocket listings that may be interesting to our buyers before they even hit the market.
  • Getting the right home under contract. Once we find that home for you, Realtors can help you make an attractive, competitive offer that will set you apart from other buyers that may also be submitting on that home to make you the obvious choice to the seller. We have tons of ways to help our buyers stand aside from the rest of the competition and get their offer accepted.
  • Managing the inspection process. During the option period (or “renegotiation” period) after the inspection takes place, a Realtor knows what you should pay attention to in the negotiation as far as what you can ask the seller to do without upsetting them. This can include putting together an amendment to ask to contribute towards closing costs and/or making repairs to the property to fix it before the transaction is finalized.
  • Contract management. Once you successfully negotiate through the option period, there are still stacks of paperwork and deadlines all the way up into the closing date. A Realtor can help you through and stay ahead of the paperwork so you’re not backed into a last-minute decision process.
